The handling of real-estate collateral
The handling of real-estate collateral in credit activities must strictly comply with regulations on secured transactions, registration of security interests, and procedures for asset disposition under the Civil Code and land laws.
Banks should prioritize collateral assets that have stable value, are easily transferable, and can be readily appraised, such as land-use rights, residential properties, or constructed buildings.
It is not advisable to take an entire real-estate project as collateral due to its complex legal nature, difficulties in control, and significant risks arising during enforcement and disposal procedures.
