According to Article 6 of the Law on Real Estate Business, before entering into contracts for the sale, transfer, lease, lease–purchase of real estate, or contracts for the transfer of real estate projects, real estate business entities are obligated to fully disclose all required information, including the standard form contracts used in such transactions.

Regarding the timing of disclosure: all information must be disclosed prior to the execution of any contract with customers.

Regarding the method of disclosure: enterprises are required to disclose information fully, truthfully, and accurately on the Housing and Real Estate Market Information System in accordance with the law, as well as on the enterprise’s official website.

In the Grand Sunlake project, the developers Thang Long and An Phu Gia failed to fulfill this disclosure obligation, thereby committing a serious violation of the Law on Real Estate Business and directly infringing upon customers’ rights to information and their legally protected interests.
